What is Real Estate Financial Modelling?

    By Colin Human | Financial Modelling | Comments are Closed | 15 Feb, 2016 | 0

In our article Financial Modelling Courses,  we explain what is entailed in a Financial Modelling course. Real Estate Financial Models are slightly different to other standard forms of financial modelling as they are often linked to architectural design and quantity surveyor models. These financial models are often designed to meet the needs of any person involved in building, using and evaluating real estate financial models or for the provision of project finance.

    What should be included?

Important aspects of any Real Estate Financial Modelling course should include financing ratios such as Project Ratios and Debt Service Cover Ratios as well as valuing real estate projects using capitalisation rates and DCF methods. Further aspects should include measuring Project returns such as Free Cash Flows, Net Present Values (NPVs), Project IRR, Equity IRR, Dividend IRR (Internal Rates of Return) and Weighted Average Cost of Capital (WACC) as well as choosing between loan alternatives.

    Objectives

To truly understand whether the Real Estate Financial Modelling course you have chosen is of value it’s important to understand what is covered per day in the course and whether this is relevant to your objectives. Do you often need to make informed decisions about Real Estate? Should your decision making based on facts and figures? Should you be able to make objective business decisions? If you answered yes to any of these then it would be highly beneficial for you to attend a Real Estate Financial Modelling course.
